Jupiter Real Estate Market Report
The strength of the Jupiter real estate market continues to surprise me. I did a quick year over year sales comparison of the Jupiter area and most sales are up 4% to as high as 32% and overall average prices are near the 10% range. Still many communities are far short from their peak 2006/2007 record prices. What’s this tell us? Some communities still can benefit from upward appreciation while others may be nearing those records we have seen in the past.
Our biggest concern is the limited number of affordable Jupiter homes and condos. In Jupiter we have just 26 properties under $200,000 for sale. Most are condos with the exception of a few single family homes in Abyssinia Park. Along the beach area we have just ten properties for sale under $300,000 which is our new entry level price point for places near the beach.
The least expensive walk to the beach Jupiter single family home is now listed at $609,000 in Xanadu by the Sea followed by an Ocean Walk property at $649,000. Both need extensive updating.
In Jupiter Ocean Grande we have only one listing in a back building at $950,000. There are no direct oceanfront condos for sale in the building at this time. Almost every newer oceanfront condo in Jupiter and Juno Beach is starting at a million dollars plus and will most likely need some updating. The newest condos here on the beach go back to 2003 which make them nearly 14 years old.
Jupiter Pet friendly Real Estate
The demand for Jupiter pet friendly condos continues to be popular but limited inventory as well as very few condos near the beach allow large dogs. There are only 5 condos near the beach that allow 50+ lb dogs. Jupiter Ocean Grande, Jupiter I, The Estuary, Sea Colony and Ocean Ridge in Juno Beach. The least expensive option is Jupiter I which gives you a 1,700 sq. ft townhouse walking distance to the beach. Prices start about $325,000 and go up depending upon the condition of the condo. Finding a pet friendly condo for a large dog can be challenging so many owners have to look at single family homes here along the beach.
