The Jupiter real estate market has boomed along with most of the other real estate in the country. Home prices in many states including Florida are at record levels. Many Jupiter homes for sale are selling within days once they hit the market. Look at different Jupiter communities and many communities will have just a few homes for sale. This is pushing the market prices up. I inform sellers the most difficult part of a real estate transaction involves selling your home and finding a home to replace it. It is a situation I wouldn’t want to be doing in this market. You almost have to have several options to look at and keep in your pocket when planning to buy or sell.

Options:

Buying before you sell. Can be a risky option as you begin to carry two mortgages and then you may end up fire saling your home for far less than you expected.

Make your offer contingent on your home sale. Anyone buying and selling would be foolish to not have that contingency in their purchase contract. Problem, will the seller accept that?

Sell your home. Sell your home and then try to do a short term furnished rental which are widely available in the off season months and will give you about 8 months to find a home and close. If you don’t find a home come season your rent will double. It’s still a better alternative than buying a home you don’t love.

Every person has to weigh all their options and discuss with their realtor what the best options are and work from there. They may not always go as planned so have a second or third option.
